We ensure that the different interests of all individual owners are taken account of. The manager is entitled, obligated and authorised to

  1. summon and perform an owners meeting once a year.

  3. record the resolutions of the meeting and provide a copy thereof to every owner. The granting of the right to access to the records shall remain unaffected thereby.
  4. enforce compliance with the house rules and use auxiliary services if needed (rf. letter m).
  5. ensure orderly continuous maintenance and repairs.
  6. keep community funds seperated from his capital and keep administrative accounts for such funds in the form of open third-party accounts.
  7. invest the accumulated maintenance reserve at interest and seperately from the running management account. The manager may use this maintenance reserve in order to cover short-term liquidity squeezes on the management account.
  8. demand and receive encumbrance and cost contributions as well as other payments.
  9. effect all payments and performances related to the management of the joint property.
  10. take out and cancel property-related liability insurance and providing relevant information to the community of owners as well as taking action in the case of an insured event.
  11. make use of auxiliary services (caretakers, cleaners, architects, experts, lawyers, heating cost accountants, craftspeople etc.) to the required extent in order to fulfil the administrative function.
  12. conclude all other contracts necessary for the performance of the administrative functions (e. g. heating maintenance).
  13. represent the community of owners externally and vis-á-vis individual owners in and out of court, and to enforce claims of the community against third parties or individual apartment owners in court, also acting on his own behalf. The manager is also authorised to grant the power of attorney to a lawyer in order to represent the community or the other owners in court.
